The power of a nice smile and a good story is undeniable.
Look at the adoration on Cardone’s YouTube page lauding his dominant male persona - not the validity of his statements.
The ability to package the overwhelming world of jargon and numbers that is syndicated real estate into a nice, neat package that channels hopes and dreams is worth multi-millions.
Compare this week’s quote:
“walk away with a 15 percent annualized return” (and over 10 years) “you’re going to earn 150 percent.”
versus:
Based on standard financial term definitions, “an annualized return” is a compounded return, which at 15% annually would yield ~300% total in returns (a 4.05x equity multiple) on the invested capital over 10 years - not the stated 150%. Calculating the returns in the other direction, a total return of 150% (a 2.5x equity multiple) is an annualized return of ~9.5% (not 15%). The statement appears to be calculating the total value of annual returns of 15% received over 10 years (15% x 10), which is a simple interest return - not an annualized return.

The statement is not necessarily false and without context it’s impossible to know if it’s misleading, but it does illustrate that while finance is not terribly complex it is widely misunderstood and can be easily bent to fit a narrative that sounds good in a two-second social media clip.
